How can i rent out the house i'm renting now?
I'm currently renting a flat from my landlord (QLD Australia). But due to work reasons, i have to move to another city, so i'm looking for other people to take over the contract or rent directly from me. However i'm afraid of finding people that would avoid rent or damage the property, etc. As i am still the person whose name is on the rental agreement with the landlord.
What should i do to avoid these situations, and what documents and procedures do i need to do? (at the moment, one applicant told me they don't have rental history, as they've been living with their parents, they are on pension and need a bond loan to pay for the bond at first; this doesn't sound assuring, should i rent to them or not?)

first of all you need to take a GOOD look at your lease. you need to make sure that you have a clause that says you are allowed to sub let. if you dont have a sub let clause and you dont inform the owner that you are going to sub let their property, then the owner of the rental can sue you for breach of contract and place you on the renters blacklist.
if you do have a sub let clause then i would suggest sub letting through a real estate agent because they have access to the renters blacklist database and will screen people for you.
your one applicant doesn't sound re-assuring. i wouldn't rent to them for the main reason that they dont seem to have a means of supporting themselves.
